Farrier’s Cottage

Some general points on access. Farrier’s Cottage was converted from the derelict outbuildings thought to be connected to the former Merlin Orsedd Mill situated behind Farrier’s cottage and burnt down in the early 20th Century; is Situated down a quiet unadopted track/road with no street lighting. please take care of potholes!

There is a gravelled stone driveway to the property; leading onto a paved pathway to the backdoor entrance which is wheelchair accessible. The front door entrance is accessed via two steps and provides a convenient drop off point and entrance for those on foot. Parking available for two cars.

Inside communal areas are all on one level, on the ground floor and consists of a kitchen/diner area and a separate lounge area. The flooring is wood effect tiling with anti slip mats at the rear door entrance. To the left of the back door is a flat paved patio/bbq area which leads onto a raised garden which is accessed via steps and a handrail and garden seating. Patio wall lights, motion sensor exterior lighting on the driveway and solar lights.

All downstairs communal areas are well lit with motion detector lighting in the lounge, hallway and downstairs bedroom. There is a ground floor kingsize bedroom with an en-suite wet room & WC which is easily accessible from the lounge area with motion detector lighting and ceiling lights.

Kitchen/dining Area: There is a mixture of natural and artificial lighting, tiled flooring and anti-slip mats. A fully fitted kitchen with an eyelevel cooker and integrated fridge/freezer 70/30. Washer/dryer, dishwasher and microwave. The kitchen door leads out to the patio and raised garden area with outdoor sensor lighting up driveway, along with solar lights and patio wall lights.

Refuse bins are located at the front of the cottage, in front of the garden shed. Key for the bins are kept on the key ring on the kitchen door. Bins are collected fortnightly.

Farrier’s accommodates up to six guests in 3 bedrooms, 2 kingsize; one on the ground floor with en-suite, wet room which has an aidapt shower stool and aidapt toilet frame and adjustable shower caddy. (Please ask if required as these are not fixtures) Flooring is anti-slip tiles. First floor accessed via stairs with handrail. 2nd kingsize bedroom and 3rd bedroom zip and link bed. Bathroom with over bath shower and wc; adjustable shower caddy and anti slip tiling. All bedrooms have laminate flooring, well lit plus motion detector lighting and ceiling lights.

Wired smoke alarms in every room have high pitched siren and does not have flashing lights.

Emergency evacuation information is kept in Farrier’s information folder. Please ensure that you make yourself familiar with these for your own safety.

On arrival guests should familiarise themselves with the evacuation plan and agree their own escape plan. Guest should consider assistance that may be needed by any member of their party and how this will be provided.
